			<content:encoded><![CDATA[<p>Over time the sealant around the bath tub and wash basin starts to deteriorate, often lifting away from the edge and becoming black with mould. When this happens your bathroom is no longer waterproof, which is why it’s time to consider re-sealing your bath tub and basin.<span id="more-615"></span></p>
<p>There are two options, you can either do it yourself or you can call in a plumber and they will do it for you. If you are brave enough to try and do it yourself, here is your step-by-step guide.</p>
<h2>Step One: Remove the Old Sealant</h2>
<p>This is the fun part, and normally if the sealant is really old it will be hanging off the wall anyway. Gently pull it away from the wall, and for those bits which are a bit harder to get off simply use a craft knife and carefully slice the old sealant off.</p>
<h2>Step Two: Clean the Surface</h2>
<p>Before you apply the new sealant, get some white spirit and dampen a cloth with it. Once you have done this, scrub at the area to remove any build-up of dirt or grease – leaving the area nice and clean.</p>
<p><em>Top Tip: If you have a resin bath fill it with water to weigh it down before applying the sealant. </em></p>
<h2>Step Three:  Prepare &amp; Apply the Sealant</h2>
<p>To prepare the sealant simply cut the nozzle off at a 45 degree angle. Once you have done this, test that the sealant comes out smoothly. Next, fit the sealant into the mastic gun and gently squeeze – the sealant should come out. Wipe clean and begin in the corner of your basin.</p>
<p>Apply even pressure and continuously move the sealant along the edge of the basin.</p>

This is step by step guide, giving you useful advice for unblocking your sinks.<span id="more-595"></span></p>
<h2>Step One: Identify the Cause</h2>
<p>Blocked sinks are often caused by a build-up of hair or dirt, and by regularly cleaning your sink you should prevent this from happening in the future. However, if this isn’t the cause and water isn’t running away freely than you need to take action; but before you do anything you should block your overflow hole which is located beneath the taps at the top of the sink.</p>

<p>Once you’ve blocked the overflow hole you can then use the plunger. You simply place the plunger over the plug hole and quickly pump it up and down. Do this until the blockage is clear, and afterwards run water and some cleaning products down the drain just to make sure that the blockage is completely removed.</p>

You should see a ‘u’ bend and you should be able to unscrew this. Warning, this may be very smelly so open the windows and wear gloves.</p>

This is a daunting thought for many homeowners, but it’s actually a lot easier than you think – especially if you are a dab hand at DIY. Be warned – this is not for the DIY faint hearted.<span id="more-592"></span></p>
<h2>Step One: Turn off Water Supply<img class="alignleft" style="float:left;margin: 5px 5px 5px 5px;" title="Draining your plumbing system" src="http://upload.wikimedia.org/wikipedia/commons/thumb/d/d3/Expansion_tank.jpg/450px-Expansion_tank.jpg" alt="" width="250" height="300" /></h2>
<p>Turn off the water supply and the power supply to your boiler. This will prevent any water from re-entering the system while you’re trying to drain it and ensure that the water you are emptying is cold rather than heated. If you have a traditional boiler with an expansion tank in the loft, than you need to take the ball valve which controls the flow of water out of the water. This is just a precaution to prevent the system from re-filling with water.</p>
<h2>Step Two: Draining the System</h2>
<p>Once you have turned everything off you need to locate the drainage valve. This is a brass valve which you can connect a hose to, allowing you to empty your system with minimum fuss – it also reduces the chance of water damage.</p>
<p>Once you have connected the hose and taken the other end of the hose outside, you can then open the valve to release the water in the system. Sometimes the water will run out slowly, to speed things up simply bleed your radiators which will release trapped air and let the water run freely away from the system.</p>

To help you with your task we’ve devised this handy how-to-guide which outlines the various steps to successfully replace your radiator.<span id="more-585"></span></p>

<p>Before you go anywhere near the radiator you need to turn of the central heating to ensure that the water in the radiator has cooled. Next you need to turn of the water supply to the radiator itself – this is done by the valves which are located at either side.</p>
<p>The two valves do two separate jobs; one controls the heat of the radiator and the other controls the flow of water to the radiator – both need to be turned off. To turn them off, simply turn the valve by rotating it clockwise. The valve which controls the water flow will need to be switched off using a wrench, and will often have a plastic cap which will need removing.</p>
<p><em>Top Tip: remember to note down how many turns it took to open the valve as you will need to close it by the same amount when you close the valve later on.</em></p>
<h2>Step Two: Drain the Radiator</h2>
<p>Before you do this make sure you have some rags or old bed sheets to hand and a bucket. Once you have these make sure you position the bucket beneath the radiator to catch all the water when you come to drain the radiator. To help the flow of the water, bleed the radiator and this should release the water.</p>
<p>The water will probably be quite dull in colouring, this is perfectly normal and isn’t a problem.</p>
<p>The radiator is quite heavy so it’s often easier with two people as this will allow you to drain all the water from the radiator with minimum fuss.</p>
<h2>Step Three: Remove the Radiator</h2>
<p>Once you have successfully drained the radiator you will need to disconnect the radiator completely from the wall brackets and the valves. Yet again, this is a lot easier when there are two of you.</p>

<p>Houses come in all shapes and sizes, and coincidentally so do boilers. If you have a large detached house with more than one bathroom and a house full of people, you’ll require a boiler which can cope with the excess strain. With this in mind, you need to consider the size of your house – if it’s small and compact you could easily opt for a combi boiler, whereas if you have a larger home you may want to opt for a conventional boiler.</p>
<h2>What to Choose; a Combi Boiler or a Conventional Boiler?</h2>
<p>To choose a boiler which meets your requirements you first need to understand the difference between these two boilers.  A combi boiler, as the name suggests can provide hot water and heating. It removes the need for large storage tanks and therefore frees up space which is great for smaller homes.</p>
<p>The unique design of the combi boiler means that it heats water as and when it is required, and it is this which allows it to be housed in a small unit. It’s precisely for this reason why combi boilers are perfect for terrace, semi-detached, bungalows or small detached homes.</p>

			<content:encoded><![CDATA[<p>We’re quickly descending into the midst of a bitter winter, and if you’ve noticed a drop in the heat which your radiators are kicking out or they only get hot at the bottom then they might have trapped air in them. The air prevents them from getting hot, which is the last thing you want during the winter. To keep your home nice and toasty we have devised this handy guide which gives a blow-by-blow account of what you need to do.<span id="more-562"></span></p>
<h2>You Will Need…<img class="alignright" style="float:right;margin: 10px 0 10px 10px;" title="Bleed a radiator" src="http://upload.wikimedia.org/wikipedia/commons/0/0e/Demontage_radiateur_2.jpg" alt="" width="360" height="270" /></h2>
<p>To bleed your radiators you will need a radiator key and a rag/piece of tissue paper. The radiator key looks similar to this picture, however some do look different. If you don’t have a radiator key then take a photo and take it to your local hardware shop as they will be more than willing to help you find the right key for your radiator.</p>
<h2>Step One: Turn of Your Heating System</h2>
<p>Before you do anything we recommend you turn of your heating system. You don’t want to bleed you radiators with hot water inside them, so make sure you give it at least ten minutes to cool down before you bleed them.</p>
<h2>Step Two: Open the Valve</h2>
<p>Take the key and carefully place it over the valve at the end of the radiator, it should just slot into place. Next, take the cloth and place it beneath the valve to catch any water which may escape and slowly turn the key to open the valve.</p>
<h2>Step Three: Close the Valve</h2>
<p>Upon doing this you’ll hear a hissing noise, this is completely normal and is just the trapped air escaping from the radiator. As soon as the hissing stops and the first drip (or in some cases spurt) of water occurs turn the radiator key to close the valve.</p>
<p>You may find that the water which escapes is black, this is completely normal and is nothing to worry about. If however you need to bleed your radiators on a regular basis and your radiators still struggle to get hot there could be a problem with the pressure or even the system, in which case it might be worth calling in a <a title="Plumber in Luton" href="http://www.pm-365.co.uk/">plumber in Luton</a> or an expert from Partners Maintenance.</p>

<h2>Dripping Taps Be Gone!<img class="alignright" style="float:right;margin: 0 0 10px 10px;" title="dripping tap" src="http://farm1.staticflickr.com/197/442654383_0059b59f56_z.jpg" alt="" width="260" height="384" /></h2>
<p>If the continuous drip from the tap is driving you insane and you’re a dab hand at DIY then you might be able to fix it yourself. In most cases, a dripping tap is usually caused by the washer, and all you need to do is take of the tap (you usually pull them or unscrew the retaining screw) and on the underside of the headgear you’ll find the washer. All you need to do is take the old one out and replace it with the new one – when you place the tap back on make sure you don’t do it too tight as you want to test that everything is working first.</p>
<p>If you’re still having problems then the area underneath the washer may have corroded, and if this is the case it might be worth calling in the experts here at PCS Maintenance.</p>
<h2>Muffle Those Banging Pipes</h2>
<p>If you are kept awake by banging pipes then the problem is most definitely Water Hammer. This is caused by water slamming against the valve which has been closed abruptly, and commonly caused when the washing machine is turned on. To prevent this, all you need to do is locate the pipe which has been making the racket and muffle the sound by placing some foam insulation around the pipe.</p>
<h2><img class="alignleft" style="float:left;margin: 10px 10px 0 0 ;" title="Blocked sink" src="http://upload.wikimedia.org/wikipedia/en/4/40/Plughole.JPG" alt="" width="291" height="194" />Clear Blocked Sinks</h2>
<p>First things first – check to see if the other sinks/water outlets in your home are working okay, if yes then the problem will probably be found in the ‘U’ bend at the bottom of the sink, if however the others are running slowly as well then it is most likely a problem with your drains.</p>
<p>If it’s the first you need to turn off your water supply, once this has been done you need to look beneath the sink and unscrew the ‘U’ bend and empty anything which may be causing a blockage. Be warned – this will usually be quite smelly as it collects food and waste which then decomposes.</p>
